Seattle Paint and Drywall I normally write reviews for two reason; the first for a job that ended as if a grade schooler did the work, and second if the work was not only completed to my specks, but the demeanor of the owner as well as the workers. I like people that will interact as well as update me as needed and complete the work in the specified time and like I said, completed to the specks in which the owner or supervisor said it would be. I contacted Patrick Sears, the owner and told him what we were looking at (paint the exterior of our home), and we set a date for Patrick to come out and give us and estimate. I was impressed with Patrick on our first contact. Patrick was very business-like but also friendly and easy to speak with. We went through everything and he explained things I wasn’t sure about. That is the way a business should be run. Because of his and his crews schedule he said it would be a couple of weeks before they could come out to do the job, which was no big deal for us. Patrick stayed in contact and we figured out the colors we wanted, he was a great help. On the day the painters arrived, Manuel introduced himself and the crew. My wife and I were really impressed with Manuel. He was friendly, knowledgeable and kept us informed throughout the project. They ensured paint chips were removed and the wood was cleaned before painting. The project (overall) was a little over two days. The last day Kevin (I think that was his name), came over and touched up whatever needed to be touched up. Like the others, Kevin was awesome! Kevin, like the rest of the team was very friendly and wanted nothing more than to ensure our job was done to our satisfaction (which it was). The touch ups were completed, everything was cleaned up, it was great. So, you ask… Would I contact Seattle Pain and Drywall again, or recommend them? Without hesitation! They were awesome! Their work was flawless and demeanor professional and interested in what we wanted. The work was done correctly, on time and the price was good. They don’t use cheap paint that will peel off in a couple of months, and the crew was friendly, respectful, and easy to talk with. We plan on having them back to do the interior before we move. Thanks Seattle Paint and Drywall. Robert and Terri, Arlington Washington Thornton Home Painting

Unlike wood, metal siding is easy to clean with a solution of water and sodium phosphate, and it dries almost instantaneously. However, it must be sanded and primed with two coats of oil-based primer before it’s painted. Oil-based products are a little more expensive than water-based primers, and they take longer to dry. Applying two coats could add an extra day’s labor to a painting project. Thornton House Painters
When selecting a color scheme for the home’s exterior homeowners can choose color options that will correct flaws that they may feel exist with their home and property.  Some examples include utilizing two shades of a single color to make a home appear appropriately sized when the home may be too large or too tall.  To accomplish this effect individuals will want to place the darker tone on the upper level of the home’s exterior.  Smaller windows can appear more proportionately sized by trimming them in a lighter tone of paint.  Darker colors make a space or feature appear smaller.  The same effect can be obtained for homes positioned further away from a curb.  By using lighter tones the home will not feel camouflaged. Location: Enumclaw, WA Date: 08/2020 Number of Rooms: 1 - 2 House Occupancy: Furnished and occupied Rooms to be Painted: Bedroom(s) Painting Needs:: Walls and ceilings Request Stage: Ready to Hire Desired Completion Date: Timing is flexible What kind of location is this?: Home/Residence Historical Work: No Comment: We would like to have the walls and ceiling painted in our our 350 sq ft bedroom. We only want this room painted at this time with others painted in the next year. We have very large rooms with high ceilings in this house.
Climate is another factor to consider. Sunlight, wind, rain and salty weather can all wear out exterior paint. Oil-based paint is durable against wind, rain and temperature changes, but sunlight tends to degrade it. Alkyd paint chalks and sheds very thin layers when it begins to wear. Latex paint is the more durable option for very sun-drenched and relatively dry climate areas. Latex paint with high vinyl content should be avoided, however. Acrylic resin is by far the more durable binder for outdoor latex paint. Thornton Home Painting

Runland Painting did the interior of our home. After receiving 3 estimates we decided to go with them because of their reputation. They were the highest estimate but we are so happy we choose them. The staff and the owner were wonderful to work with. Our home was treated with respect and the paint job looks amazing. We recommend Runland Painting to anyone needing a painter!
I can't begin to describe how great of an experience we had working with Larry on an exterior restoration of our house. Our 1910 craftsman home had a big issue with paint bubbling due to many layers of incompatible types of paint used over the years. Our home still had the original cedar siding and we couldn't imagine replacing it. At first we didn't know where to start. Most contractors were either painters that didn't handle the type of surface preparation needed to deal with paint bubbling or siding specialists that only provided removing and replacing siding. Just when we were losing hope of finding the right contractor, we read a very positive review on Angie's list about how Larry and his team were able to help someone else in a similar situation. I called Larry the next day and I am so happy I did. Although we originally reached out to Larry about painting, we were very happy to learn that his team could tackle a number of other projects for our home's exterior as well. We worked with Larry to come up with a holistic plan for a complete exterior restoration that fit our budget. Coming up with the plan was a fun process that got us very excited about the project. It also made us realize how passionate Larry is about making old homes shine! In addition to the difficult surface preparation needed before painting, Larry's team also handled a number of repairs. A section of siding had rotted and they were able to replace just that section with new cedar siding (preserving as much as possible). The back corner of the house is an addition and was originally done with a different siding that didn't match the cedar used for the rest of the house. Larry's team figured out how to replace the siding in this section with new cedar siding and have it blend in seamlessly with the original by interweaving it. The result far exceeded our expecationation of what was even possible! Larry's team also stained our fence, fixed window frames, repaired gates, and the list goes on. The front porch is where we worked with Larry to go beyond repairs and try something new and exciting. The biggest change was replacing a small window on the porch with an incredible piece of antique stained glass that Larry helped source. The stained glass was much taller and skinnier than the original window. Larry's team was able to create a new window frame and install the glass in record time. Larry went the extra mile to make sure the lighting was perfect and had back lighting installed behind the window. The ceiling of the porch was also replaced with new cedar panels with a translucent high gloss stain. Larry's team also created custom caps for the posts on the stairs leading up the porch to replace the warped metal ones that were there previously. The new caps are beautifully topped with amber glass. The combination of the stained glass, the glass caps, improved lighting and the refraction off the high gloss ceiling transformed the space into something really special. We couldn't be happier. I strongly recommend Larry and his team to anyone looking to restore an older home or add improvements in keeping with the home's original style. House Painting Thornton

"Had 911 paint my house...Gary (owner) and his crew were fantastic...house looks great...really stands out in neighborhood. They also made some repairs (trim/siding replaced, etc)...even ran into some additional repairs discovered during the job...Gary gave me a more than fair price to complete some extended repairs beyond quote. Could not be more pleased with the premium job performed by 911 crew. If you wanted your house painted right, top shelf products used (no contractor grade junk), no short cuts, and attention detail...911 is the best...and I would unreservedly recommend them and will absolutely hire them for future home improvement projects."

John Runland was professional and accommodating to the particular needs of our project. The crews were efficient, safe, and courteous. Their expert professionalism shows in the prep work, painting, and clean up. They were onsite when they were scheduled to be there and communication with us was excellent. I would recommend Runland Painting to any friend or family member. Well Done! House Painting Thornton

Part of the allure of vinyl siding is that it never has to be painted — the vinyl alone is protective. But more than one homeowner has found that it fades over time — especially darker shades exposed to the pounding sun. The good news is that vinyl siding can be painted to change the color or refresh the look of your home, and the better news is — it’s cost-effective. House Painting Thornton

Most siding material needs at least some sort of scraping, sanding or stripping before repainting. Chipped or bubbled paint not firmly adhered to a surface creates a weak area that leaves fresh paint more vulnerable to damage. Scraping removes large loose pieces. Sanding then smooths the edges of whatever paint remains. Keep in mind the process varies based on the type of siding. House Painting Thornton

I solicited 7 bids for my getting my house and garage repainted. Far and away, Runland Painting had the most professional bid and a reasonable price. I was very impressed by their technical expertise and how they explained it to a non-expert like myself. The actual job turned out great. John responded promptly to all my concerns and his team worked extremely hard. I would recommend them to anyone looking for exterior paint work. Thornton House Painters
